Kaduna city with its charming weather and status of the capital city of colonial Nigeria has over the years been adoned as a booming hub for real estate development and property business.
Property business in Northern Nigeria has been one of the noble commercial activities in the region with Kaduna city at the center of it all.
However, the situation has gradually been threatened by the insecurity rocking the state especially in areas like Kujama, Chikun, Goningora, Kaku, Rigasa and Zaria city.
Daily Trust reports that due to the security challenges, property owners in the aforementioned areas have been forced to abandon their homes in suburban areas and relocate to the city centre for safety reasons; renting smaller apartments in safer areas like Barnawa, Narayi, Sabo, Malali, and Unguwan Rimi at costlier rates.

Also checks by our correspondent show that there are some locations that have been tagged as the safest property locations in the state. Consequently, due to its safe nature, properties in such locations come at a high price. They include Unguwar Rimi, Malali GRA, Millenium city and Malali GRA
Unguwar Rimi , GRA
Unguwar Rimi GRA is considered one of the most expensive property locations in Kaduna
Our correspondent gathered that a four-bedroom duplex goes for around N5 million annually. These can be found in places like NITR Quarters area, Link Road, and Yahaya Road GRA.
The GRA is divided into three categories with owner-occupied properties which are mostly large houses measuring about 200 by 200 feet. Even though they are owner-occupied, some are rented out for N20 million and above annually, depending on the size and location.
Such houses are commonly found around Yahaya Road GRA, Kinshasa, and the INEC axis.
Similarly, there are etate properties such as NITR Quarters where a four-bedroom duplex typically rents for N5 million and above per year.
There are also allocated lands with mixed structures. Here, the buildings are not uniform. Each individual builds according to their own design, so houses vary; some are two bedrooms, others three or four bedrooms, and there is no fixed rent price.
For example, in Doctors Quarters near Almannar Mosque, a three-bedroom apartment goes for N3 million and above annually.
Our correspondent gathered that a two-bedroom apartment located in Unguwan Rimi goes for as high as N2.2 million,
Also, many residents in the suburban areas who could not relocate to the city centre have put their houses up for sale and have moved to Kaduna city center
Malali, GRA
Malali GRA is another top spot for roperty business as a four-bedroom duplex rents for N5 million and above annually, depending on the level of modernization.
Areas include Sani Same Street, Ishaku Road, Katuru Area, Rabah Road, Umaru Gwamdu area, etc.
Also two bedroom and three bedroom apartments goes for as high as N2.5m to N4m
Millennium City
In Millenium city, MPH Estates as they are called, a three-bedroom duplex rents for N3 million annually.
Also in Nurul Suraj Estate, two- or three-bedroom duplexes go for N1.5 million to N2 million yearly.
Similary, in Ungwar Sarki GRA properties goes out for rent from N2 million for a two-bedroom apartment, depending on the house type and condition while one bedroom goes for as high as N1m
Barnawa
Barnawa has also been categorised as one of the most expensive property locations in the city of Kaduna. it has been termed as a reserve area for the wealthy

Narayi
Narayi is also cosidered a high brow area for.peoperty business as rent and properties run into milliions
It is also considered a safe location in Kqduna materopolis for business ans residential activities.

Expert speaks
A real estate expert, Onyekachi Micheal noted that insecurity has made people abandon the suburbs for the city center which has caused high rent and property boom.
“The pressure of this situation has put pressure on available houses in the city centre, so when you look at it, we have shortage of smaller accommodation in the city because property owners who leave their houses in suburban areas believe the insecurity is a temporary challenge and so they look for smaller accommodation to rent since they will go back to their houses when the security situation improves.
“Presently, a two-bedroom apartment in Kaduna North and part of Kaduna South in a compound of six flats is as high as N2.2 million,” he said.
He advised anyone planning to invest in the property sector to invest within the city centre, describing it as the best area to invest in because it has less security challenges.
