Below are answers to frequently asked questions about off-campus living at Miami University.

How do I lease an apartment?

Touring apartments, townhouses, duplexes, and houses for rent in Oxford before renting is highly recommended but not required. Pictures and floor plans of units are usually available on the apartment’s website, and you can schedule a viewing appointment by calling their office. Appointments typically need to be made 24 hours in advance, so current tenants are notified that their unit will be shown.

When it’s time to sign a lease, schedule an appointment and bring the required items with you. Reviewing a sample lease beforehand is recommended. School year leases with semester or monthly rent payments are the most common lease terms. A security deposit is required for each unit and is typically due within 30 days of signing the lease.

Are fall or spring semester leases available?

A limited number of single-semester leases and/or subletting opportunities may be available; however, you’ll need to contact the landlord directly to inquire. Contact the office for details.

Are co-signers required?

Most apartments require a co-signer by a parent or guardian. However, this requirement may be waived if you pay your entire rent in full. Note: if you’re on a joint lease, you may be liable for rent that your roommates fail to pay.

Can I add people to my lease?

The City of Oxford strictly regulates the number of unrelated people who can occupy a rental. Some two-bedroom units are zoned to allow 3-4 people. Additional people could be added for a modest rental increase. Four-bedroom duplexes and single-family houses are zoned to allow four people, so extra people may not be added in these units.

Can I move in early or move out late?

Move-in dates are set in your lease but you may be able to move in early or move out late if approved by the apartment management company, so you’ll need to speak with them to understand your options.

What happens if I need to break my lease?

Because it’s a binding legal document, you are fully responsible for the terms outlined in your lease.

Can I sublet my unit?

You may be able to sublet your unit if you receive permission from your roommates and the landlord. The person subletting will need to complete an application and undergo the application process. If they are approved, they will need to sign a sublet lease. There may be a modest fee for subletting a unit, and you remain responsible for the apartment’s condition and rent payments if your subletter fails to make them.

What happens if I’m late with my rent payment?

You are required to pay your rent on the date specified in your lease. A grace period of a few days may be allowed, and late fees will be charged for each day beyond this period.

Returned checks or declined electronic payments will incur a fee in the amount stated on your lease.

Are pets allowed?

Pets typically are not allowed in off-campus student housing.
